One customer told me she rinses her hair in apple cider vinegar to get rid of the hard water buildup! There are other (less stinky) ways to deal with hard water ….

The Evening Standard says that up to 60% of people in the UK live in hardwater areas , London and Kent being two of those areas affected. The water in our city is often classified as hard to very hard, meaning it has high levels of these minerals. There are several methods to mitigate the effects of hard water in your home:

Inline Scale Reducers:
Inline scale reducers are compact devices installed in the mains water line to minimise limescale buildup. Rather than removing hardness minerals, they alter their structure, making them less likely to cling to pipes and appliances.

Cost: Typically priced between £50 and £200, these reducers are low-maintenance and require no salt.
Effectiveness: While not as thorough as water softeners, they help prevent scale accumulation, extending the lifespan of pipes and appliances without altering water taste.

Water Softeners :

Water softeners use ion exchange resin beads to replace calcium and magnesium ions (which cause hardness) with sodium ions.

Over the years, I’ve seen the consequences of neglected leaks: mouldy rooms, rotten door frames, and saggy ceilings. These are all problems that would have been much cheaper to fix if addressed sooner.

Precise leak locations aren't always easy to find , but catching them early can save you from costly repairs down the line. Over our 55+ years in business, my dad, Crawford Snr, has seen that while the signs of a hidden leak remain the same , our methods for detecting them have advanced . Today, we use non-invasive techniques like tracer gas technology to pinpoint leaks with minimal disruption—but more on that later.

Here are six common signs that might indicate a water leak in your home:

1. Unexplained Increases in Your Water Bill

We’ve seen the news: water bills are set to rise after Ofwat gave water companies permission to increase charges over the next five years. We want to make sure our customers are not paying over the odds ; even small leaks, such as those in underground or hidden pipes, can lead to a noticeable increase in your water consumption and, consequently, your water bill. I highly recommend regularly checking your water usage is a simple way to detect leaks early and avoid even higher costs.

2. Damp or Discoloured Patches on Walls or Ceilings

I was relaxing in the bath one night when I noticed the small brown, damp patch on my ceiling. It’s not often we take the time to look up but it’s worth having a check, those damp patches can be a sign that you have a leak . Moisture that leaks from pipes behind walls or ceilings often manifests as damp patches, stains, or peeling paint. These patches can be small at first but will grow over time if the leak isn’t addressed. In some cases, you may also notice mould growth due to excess moisture, which can pose health risks in addition to damaging your home’s structure.

3. Bowed or detached skirting boards

This is often a clear sign of a serious water leak. Recently, we helped a customer who was unknowingly losing over 100 litres of water daily ! Although Thames Water eventually alerted them, we suspect the leak had been ongoing for months before they noticed.

In many homes, the main water supply pipes are still made of lead and are often buried in floors or walls. When a lead pipe springs a leak, it’s usually more efficient to replace the old line altogether with a new copper pipe rather than trying to repair the leak, as these pipes tend to develop multiple leaks over time . Replacing the entire supply line reduces the risk of future issues and allows us to choose a safer, more accessible route for the pipe.

4. Low Water Pressure

If you notice a sudden drop in water pressure across multiple fixtures in your home, toilets taking forever to refill between flushes or weak shower spray, it could be a sign of a leak somewhere in your plumbing system. Leaks reduce the overall water flow , making it harder for water to reach its destination at full pressure. If this is a new problem, it’s essential to have your plumbing inspected for leaks.

5. A Musty or Damp Smell

If your room needs an air purifier or dehumidifier to help with a musty smell, you likely have a leak somewhere. I’ve been to a house where they had been living with a musty smell and running expensive appliances for months before they finally gave me a call. When I came to inspect the property, it didn’t take long to trace the odour back to a hidden leak behind one of the walls. Moisture had been building up, leading to mould growth.

If you ever catch a musty or damp smell , especially near plumbing fixtures, it’s often a sign that water is lurking where it shouldn’t be and should be checked out.

6. The Sound of Running Water

Hearing water running when no taps or appliances are in use is a sign you need an emergency call-out! This could be due to water escaping from a broken pipe or joint somewhere in your plumbing system. If you can hear water moving but can’t see any obvious signs of a leak, it’s likely hidden somewhere out of sight and should be found quickly.

6 Energy Saving Tips: How to save money on gas and electricity bills

Energy saving has become a hot topic not only in the UK, but throughout Europe and beyond. Despite the £400 energy grant available to all UK households, according to Forbes the average annual bill will rise from £1,971 to £2,500, meaning you’re still likely to be out of pocket. If you’re wondering how to save energy and money on gas and electricity bills, here are 6 energy saving tips to get you started.

Six ways to save money on your energy bills:

1. Turn off unused lights and appliances

The easiest way to start saving is switching off lights and appliances that are not being used.

Approximately £4.4billion is wasted in British homes leaving lights on and 15% of the average energy bill is made up from lights. Start turning yours off when you go to bed or leave for work to reduce your bill.

Did you know that a smartphone charger consumes power even when it’s not being used?

Unplug any appliances and charging cables that you’re not using as these can waste electricity. The Energy Saving Trust estimates a saving of £65 a year just by turning all your electrical appliances off rather than leaving them on standby.

2. Reduce your energy use

With the dark nights drawing in, you will have to use your lights more often. Consider using energy saving light bulbs to save money. The simple fact is that LEDs bulbs use 75% less energy than incandescent lighting. An LED spot light, for instance, will also last between 50,000-100,000 hours vs 2,000-4,000 hours of its halogen equivalent so has the added cost saving of being replaced far less often.

Install a smart meter. They allow you to see how much energy you are using and when, helping you to find ways to cut back.

Here are some appliance specific tips to reduce energy consumption:

Ovens are the least energy conscious way to cook in your kitchen. Using a slow cooker, airfryer or microwave will save on your bills. For example, Utilita claim , a slow cooker costs around £59 to run annually vs £316 for an oven.

Tumble dryers are energy guzzlers. The Energy Savings Trust estimates a saving of $70 by air drying your clothes.

Stop washing your clothes! Or at the very least wash them on a lower temperature setting and try to do one less load a week. Up to £35 per year can be saved by being a little more careful with your washing machine use.

Did you know there is a ‘correct’ way to stack your dishwasher? By loading your dishwasher correctly and only running it when it’s full, you will reduce the amount of washes per year saving around £17 .

3. Control your heating

Nobody wants to be cold but by turning your heating down by just 1°C you could save up to £80 per year according to Uswitch. You could buy a nice jumper with that!

Install a smart thermostat. This puts you in control of your heating wherever you are, great for that time you went on holiday and forgot to turn it off.

4. Insulate your home

Imagine losing all that lovely, expensive, heat that you’re pumping around your house during the cold winter months? Well that’s exactly what’s happening if your house isn’t insulated properly.

Firstly, ensure your loft is fully insulated as you can lose a whopping 25% of your heat via the roof.

Other cheap and easy insulation hacks are sealing windows and doors, using a door snake, plugging an unused chimney, covering floorboards with a rug and putting shelves above radiators to keep the heat in the room.

5. Upgrade to an energy-efficient boiler

Think about the bigger picture here. This will be a large short term expense but will save you £100’s in the long term. Swapping out an old boiler for a new, energy efficient version can save £350 in the first year alone .

6. Install a heat pump

Heat pumps are being dubbed as being ‘crucial in the fight against climate change ’ by Greenpeace and as well as being environmentally friendly, can save you money. A heat pump is an energy efficient way of heating your home with savings of up to £260 annually , according to Jan Rosenow, of the Regulatory Assistance Project.

Although currently the cost of installation are quite prohibitive, the government have been proposing subsidy schemes to encourage consumers to consider them as a boiler replacement.

Blocked Drains: A DIY ‘how to’ prevention guide

Summer is the season for blocked drains, sinks and toilets! That’s the saying right?!

Well maybe not, but as a provider of plumbing and heating, our work is seasonal. Not just in winter when our central heating and boilers are in constant use and go on the blink when you really need them, but all those garden parties, festivals and good times in the warmer months increase our calls for blockages at both homes and commercial properties.

So often though, the blockages are avoidable with a bit of care and common sense. Read on to learn how to prevent having to call a drainage specialist to clear blocked drains to your home or business.

How to prevent Blockages in your toilet:

You see it all the time - your favourite coffee shop reminding people not to flush items down the toilet. Personally I’m always wondering ‘who on earth is trying to flush a nappy down the toilet anyway?!’ Well, as a plumbing and heating company for over 55 years, we can assure you first hand, people do!

You may think though, why not baby wipes? How different is it to flushing toilet paper really? As baby wipes don’t break down in water they are the most common source of all blockages. A few baby wipes can cause your main soil stack pipe to block badly on a bend.

Our advice? Don’t ever put baby wipes down the toilet!

Always ensure you have a bin next to your toilet to help collect wipes and any other non-tissue items to encourage your guests not to put their disposable items down the loo.

A plunger is always a handy item to have in the house, preferably with a long handle and suitable suction cup that can create a seal in the bowl while plunging!

Prevention is better than cure! When installing or repairing a toilet, the less bends, the better! 90 degree bends will increase the chance of your waste pipe blocking.

Top tip: if your toilet is blocked, fill a bucket with hot water and ordinary dishwashing liquid. Slowly pour the liquid into the toilet, ensuring not to let the toilet overflow. Leave it for 20 or so minutes to let the water level subside, then repeat the process. Leave it again, then pour down another bucket with force and hopefully that will dislodge the blockage.

How to prevent blockages at your sink:

Make sure you have a food filter. Small items of food will block your waste pipes. Small bits of food can build up in your drains over time eventually preventing clear passage for liquids to drain away. A big no-no to put down the sink is coffee grounds, over time they will settle, solidify and eventually block up the pipes. Fats, such as cooking oil, are also another main offender. Other no-no’s are egg shells, pasta and rice.

Prevention is better than cure here too! When installing or repairing a sink ensure that waste pipes have correct falls and rodding eyes- these allow access to the waste pipe in case of a blockage.

Top tip: If you do get a blockage start by buying a drain cleaning product and a plunger. Drano Max or Rid-x are available are from your supermarket or hardware store. With a bit of help from the plunger, you should be able to clear most blockages.

Failing that it may be time to call the experts with specialist equipment to clean a blocked drain.

How to manage gutters, grills and open drains:

When we approach winter, as beautiful as the autumnal colours of the falling leaves are on the ground, they are the enemy of your outdoor drainage systems.

Make sure gutters and open drains are covered with mesh or grills as leaves or rubbish can easily cause a blockage.

Top tip: regularly check your gutters, especially in the change of seasons when there are leaves abound! Put a ladder up and take a plastic bag to scoop out all the mud/leaves/tennis balls that clogs up the gutters. When cleaning gutters please ensure you use a solid ladder. Always maintain 3 points of contact with the ladder, recruit some assistance to foot the ladder and follow the manufacturers’ safety guidelines. If in doubt, call an expert.

Treat all Sani units with extra caution:

Sani units pump water and waste away from showers, basins and toilets. They are particularly useful in situations where the main stack pipe is more than 4 inches away. To get around this problem the Sani unit will reduce the outlet of the waste to just 22mm and pump it several metres. However, ideally this pipe should not be more than 10 metres because the longer the run, the more chance it will block.

But if used for W. C they will cut the waste down to a 22mm pipe and then be pumped away. Therefore if a sani unit is being used on a W.C, then the "loo policy" should be that it is ideally only ever used for number 1's!

Final Thought:

These are our top tips for DIY prevention of blocked drains, sinks and toilets. In all cases prevention is better than cure. Remember, if you’ve unsuccessfully attempted to treat a blockage then it’s time to call in the professionals, that’s what we’re here for!

The White Eagle Club , a Polish social club in Balham is doing incredible work to support Ukrainians, including the thousands of displaced refugees who are lucky enough to be residing in their closest neighbouring country away from their war torn homeland.

So far they’ve delivered 50 trucks and 66 vans of much needed food and essential items to Ukraine.

Renewable energy for home heating solutions explained

Last week, I was catching up with my old mate Boothey from Chelsea. The conversation turned to climate change, and in particular he was asking me about renewable energy for home heating solutions.

And although there is much talk in the media recently about COP26 and net zero targets, like Boothey, generally we find the average household knows very little about what sustainable home heating options are available now, and what are being developed for the future.

Furthermore, the very little information out there is confusing. So, as a favour I asked Boothey (a teacher by trade) to do some research and present his findings in a way that we can all understand.

As the world tries to push towards more green alternatives for energy and promises of £5k grants for heat pumps installation, I have tried to make sense of it all. It seems the main solution available currently are 'heat pumps'.

What is a heat pump and how do they work?

Heat pumps are machines which take heat from the air or underneath the ground and use it to heat up water. They use a special trick where they compress air to generate heat. It’s the reverse of what refrigerators do to make it cold.

What are the different types of heat pumps and what are the advantages/disadvantages ?

Both air and ground source heat pumps use FREE and sustainable outdoor energy to transform it to heat and hot water. They also cost less to run than gas boiler systems.

Air source pumps - use the air from outside and are easier and cheaper to install than ground source.

Ground source pumps - the heat in the ground is more stable than air therefore more efficient, but has larger space requirements to install and on average 2.5x more expensive to buy than air source solutions.

Where can you buy heat pumps and what do they cost?

Vaillant seem to be a good place to start looking for heat pumps in the UK. Heat pumps prices range of £6,000 to £18,000. It is a big initial investment and that is where the government grants should help. The government are also promising that it should not cost more to run than gas boilers. No doubt over time as they commoditise they will become more affordable in line with current heating solutions.

What do I need to install the heat pump at home?

Space. Heat pumps require an outdoor spot where they take in air. It will need to be away from neighbours so it doesn’t create too much noise. You will also need space for a hot water cylinder inside (yes, the one you might have just removed when remodelling the bathroom).

What are the problems with getting started?

The cost at the start is going to be fairly large. Ideally it will be for new builds but will have to move to older homes especially as gas boilers won’t be available from 2035 onward.

Also, there are few heating engineers who are specialised in this area, so they may have higher costs and a bit of a waiting list. Be sure to contact C. Anderson and Sons.

Is there a different solution to heat pumps?

Yes, there is! Hydrogen. Now, this does fill me with a little bit of fear as I think back to the Hindenburg disaster but hydrogen is a solid solution for most homes as it can work with the existing infrastructure. It has lower installation cost and offers a transition solution with current gas boilers.

How will hydrogen boilers for home heating work?

Gas companies are keen on the adoption of this technology as it would require the least amount of overhaul and use current gas infrastructure. They would initially mix the hydrogen (20%) with natural gas (80%) (called Hydrogen Blend) and feed it into our homes as normal. The Hydrogen Blend would evidently work with most current gas boilers, but as they move to hydrogen only (no blend) then they'd need to be replaced with hydrogen boilers.

The only issue with producing hydrogen, is doing it cheaply. The technology is in its infancy but it is definitely coming. Worcester Bosh & Viessmann are leading the charge and are expected to released hydrogen-ready boilers ahead of hydrogen being inserted into the gas grid. Hydrogen/gas blend are currently being trialled with a roll out by 2025. Read an interesting article about research by the Australian National University here , that allows hydrogen to be produced directly from solar energy – skipping the need for expensive electrolysers.

Can these solutions really make a difference to C02 reduction?

The times are changing and our heating methods must too. According to the Energy Savings Trust , if we are to reach the net zero carbon emissions target set by the UK Government, we will need to reduce the carbon emissions from heating our homes by 95% over the next 30 years. Using free and sustainable energy sources such as heat pumps is a step in the right direction, as are some of the hydrogen technologies being developed provided they're safe, cost effective and energy efficient.

As long as we stick together, holding hands and reassuring ourselves we can do this, we can preserve the environment for the future.

Beginner's guide to hot water cylinders

Hot water cylinders - Vented, unvented, indirect, direct, immersion heaters....what??!

Today we visited Jenny in Earlsfield, a charming lady who was very confused about all the baffling terminology around hot water cylinders. You’re not alone Jenny, 55 years in the plumbing & heating trade we’re still trying to keep up!

We get similar questions from customers daily about what is the right hot water solution for their home. Ultimately though, it depends on how much hot water you need and how quickly you need it. A flat may only need a combi boiler to heat their water and central heating, whereas a house with 2 or more bathrooms may need a dedicated hot water cylinder system.

But how do you know what solution is right for you? How do you know what size you’ll need? What are the differences? Let’s explore that in our beginners guide to hot water cylinders.

What is a hot water cylinder?

A hot water cylinder (sometimes referred to as an immersion tank) is essentially a tank that supplies hot water on demand to a household.

They are ideal for properties that have 2 or more bathrooms, where the demand for hot water would be more than a combination boiler can provide.

What’s the difference between a vented and unvented hot water cylinder?

Vented types are traditional copper cylinders that are gravity fed from a cold water tank. They often use a pump to help increase the flow of water. The old cylinders had a jacket. Modern cylinders have foam insulation.

Unvented types which are fed from the mains water supply, are more common these days, but need a discharge pipe from the cylinder to run outside. (Megoflo, Santon, JAB, and Ariston are established unvented cylinder brands)

How does a hot water cylinder work?

Water is heated by an immersion heater; a metal element or coil fitted within the cylinder, much like some kettles. This type is often referred to as a direct hot water cylinder.

An indirect cylinder has a primary external heating source such as a traditional central heating boiler or a solar thermal system, but often with an immersion heater as a backup when the external energy source is unavailable.

What are the pros and cons of having a hot water cylinder?

The main benefit is that they can supply more hot water quicker than a combination boiler.

However, they do take up more space than a typical combi boiler.

What size hot water cylinder would I need for a house with 1, 2, 3 or 4 bedrooms?

The question is not how many bedrooms, but how many bathrooms!

For a 1 bathroom house, a combination boiler would meet the hot water needs for a household.

For a 2-3 bathroom house you would typically need a 210 litre cylinder.

For a house with 4+ bathrooms you’d typically need 250 - 400 litre cylinder, depending on the demand for hot water.

What sort of things can go wrong with them?

They can leak, but scale reducers and limescale inhibitors can protect plumbing systems against the damage caused by hard water and limescale. This includes vented and unvented systems.

How can I repressurise my hot water cylinder?

Megoflo unvented cylinders need their air gap to be re-established from time to time. It is advised that this is completed by an experienced plumber during regular servicing, which is recommended every 12 months

How can I drain my hot water cylinder?

Isolate the water supply to it by closing off the cold tap. Open the drain off and use a hose to drain the cylinder.

What should I do if my hot water cylinder gets a leak?

Call the experts! Isolate the water to the property in the meantime until the plumber arrives.

How often should I get my hot water cylinder serviced?

All HWC manufacturers recommend getting your cylinder (and boiler) serviced every 12 months.

Who makes hot water cylinders?

Megaflo are the most well known, but JAB & Santon also offer 25 year warranty on the stores (controls not included).

Reducing the risks of plumbing emergencies before the onset of Winter is crucial.

Here are some steps to take now to reduce the risk of being caught out.

Find out where the stop cock valve is located and check that it is working occasionally
Check the drain valves from time to time
Check any other service valves and understand what they do
Check the condition of any flexible hosepipes plumbed into any home appliances, make sure they are not perished
Insulate any exposed pipes in storage rooms or in the loft
Inspect your cold water storage tank regularly
Have your central heating boilers and other appliances services now and once a year at least
Check for any dripping taps or continuously running overflow pipes
Turn off any outside taps or insulate them so that they do not freeze
Make a note of a professional, qualified and licensed plumber and keep their information handy

Don't forget about your boiler when it's not in use.

Poor old boilers are often forgotten during the summer and we feel sorry for them. In fact (and this might sound a little strange), we would like to give your boiler some love.

Of course we're sorry to remind you about winter, that's not our intention at all, but when it does come you'll be glad you thought of this now. There is no better time.

It's always a good idea to service your boiler during the warmer months. If you're not using it then this can lead to issues when you do come to turn it on later in the year. Let's face it, it's going to be much more pleasant to sort any issues out while it's warm than it might be if something goes wrong during the winter. In addition to this, we are busier during the winter and when our services are in such demand it's often tricky to fit people in and industry prices can often rise during these months.

So apart from the doom and gloom of "What if it breaks?" there are other reasons. Servicing your boiler properly can lead to lower bills due to increasing the efficiency of the system. Deposits can build up and removing these can make a big difference. It's always nice to save a little money on your bills.

If you don't use your boiler in the summer the motorised valves in the system can sometimes seize when you need them. Also the seals can harden during neglect which will cause leaks.

If you switch your heating on once a month during the summer (just for 5 minutes) then this can keep the valves moving freely, give the pump a workout and will help to prevent issues.

Follow our steps below to minimise the damage caused by leaks.

If you find a leak or think you have a plumbing problem, what is the best approach to take to minimise any damage until you can get the plumber out there as soon as possible?

Sometimes, with the right advice you can fix the problem at least temporarily. If you cannot stop the leak when you find it, by turning off the water flow you will reduce any damage done until professional help arrives.

Try to make sure that everyone in the house knows exactly where your main water shut off valve is and how to turn it off in case of emergency. All plumbing problems will get worse and cause more damage if no one knows how to shut off the flow of water. You should be able to stop the flow of water and prevent more damage.

The main water cut off valve may be near your water meter if you have one, or under a sink where the mains water enters your property. Toilets, sinks and other fixtures should also have individual cut-off valves. Find them as well so that you can isolate any leaks that you may find. Make sure your entire family knows where each shut-off valve is, and provide instructions nearby on which direction to turn the valve in to shut the water off in case of emergency.

If you find a leak of any sort, by isolating the problem until professional help arrives, you will limit the damage to your property. If you cannot find these valves, ask your plumber to tell you where they are and what to do in future the next time he is with you.

How to bleed your radiators

Our easy-to-follow four step guide to bleeding the radiators on your central heating system.

Step One: Open Your Valves

First off, make sure you’ve opened any thermostatic radiator valves (the ones at the bottom of the radiators)

Step Two: Heat it up

Switch on the heating for 10 minutes. After 10 minutes have passed, switch it off again.

Step Three: Let out the Air

For this, you’ll need to have a rag or cloth handy to wipe up any water. Find the release valve on the radiator (usually in the top corner) and using a radiator key, slowly turn it anti-clockwise. If any air is trapped in the radiator, it will hiss its way out of the valve. As soon as any water starts to drip out, close the valve again and wipe the radiator clean and dry.

Step Four: Repeat on Your Other Radiators

Work your way around all of the radiators, repeating the process for each one. Once you’re all done, turn the heating on and check there are no dripping valves.

Important!

If your radiators are cooler in one area of your house, it’s likely your radiators aren't properly balanced. This basically means that the closest radiators to the boiler are taking more than their share of the hot water from the system.

How to avoid frozen pipes

Nobody wants to find a frozen pipe; follow our advice below to avoid!

It is the time of year that you may experience having your pipes freeze when another cold spell comes along. This problem can be very inconvenient and fairly expensive if you have to call a plumber out to fix it, so the best way is to avoid your pipes freezing altogether.

There are two main ways that you can prevent your pipes from freezing. First, you can make sure that your pipes are heated or that heating is left on near to them. Another way to prevent your pipes from freezing is to make sure that the pipes are insulated, all of the DIY shops have pipe lagging and loft insulation that can be used to protect your pipes.

At this time of the year be sure that you have disconnected any outside drains and garden hoses, turn-off the indoor cut-off valve that feeds the outside tap and open the outdoor tap to fully drain the system. This helps to prevent any remaining water in the pipes that are exposed to below-zero temperatures from freezing.

Keep the house warm, and if you know of any pipes that tend to freeze, decide how to keep them warm. If you think you are going to have freezing problems, run some water through the pipes on a regular basis and this may prevent them from freezing.

How to avoid burst pipes

With Winter fast approaching, we give you some top tips to minimise the risk

At this time of year we all have to be careful to avoid the risk of burst pipes, so how should we avoid burst pipes? All exposed or vulnerable pipes in lofts, basements or pipe work on outside walls (especially cold mains pipes) should be as insulated as possible.

This is especially important for London homes where most pipes are given very little protection due to mostly fair weather all year round. Any insulation such as foam or rubber helps, as long as the pipe is covered.

When vacating your home on a holiday during a cold snap it is advisable to have your heating come on for a short period in the morning say 6am and evening 10pm. Just ensure your clock for central heating is set correctly and room thermostat is set at around 15 degrees.

Another action you can take is isolating the mains stop cock, normally located under the kitchen sink or under the stairs or in the basement. Once you have located your mains stop valve ensure it is shut, then open the kitchen mains tap to drain the water from the incoming mains pipe (this is most likely to freeze). Now that the incoming mains pipe is free of water it is less likely to freeze, expand and burst the pipe work. When you turn the mains stop cock back on make sure it is not turned fully open but rather closed “half a turn back”, once turned fully opened to help prevent the stop cock seizing or leaking.
